Villa Park, measuring an area of only 2.1 square miles, is one of the smallest cities in Orange
County, California. It was incorporated in 1962. It has a population of 6,500 people and is home
to one shopping center and four public schools within walking distance of each other – Villa
Park High School, Cerro Villa Middle School, Villa Park Elementary, and Serrano Elementary.

Villa Park has 2,050 homes making this community ideal for a peaceful, residential life. The
city is primarily zoned for single-family residences. Luckily for Villa Park residents, most of the
city’s single family residences were built upon half-acre lots. Because of the town’s small size,
the city is almost ninety-nine percent built out.

Villa Park residents are often seen walking the streets of Villa Park between schools, neighbor’s
homes, or to the city’s only shopping center, which includes a public library, a grocery store,
several banks, a pharmacy with a postal substation, offices, several specialty stores, a local café
and bakery, and the town’s city hall. Villa Park is also known for having limited street lights, few
sidewalks, and luscious trees and flowers giving the city a rural feel.
